Important considerations

When undertaking any type of building project stakeholder responsibilities and health and safety components are vital considerations.

Building Control Amendment Act (BCAR)

Under (BCAR) a client's duty is to appoint 'competent' persons including the Assigned Certifier, a competent Designer and a competent Builder to ensure design and building works are carried out in compliance with the Building Regulations. This legislation came into force in 2014. It involves ensuring that everyone has the necessary information to coordinate the planning stage and design build process, when submitting statutory documentation such as the Commencement Notice and Certificates of Compliance. 

In addition to our standard range of services ecoips can provide advice, guidance and assistance as to 'the who, what, when and how' to our clients in this area and help tailor the project scope to suit your requirements.

Health & Safety Supervision (HSA)

The Safety, Health and Welfare at Work (Construction) Regulations and the Health Safety Authority (HSA) place responsibilities on Clients who are having design and construction work carried out on their homes. The Client's duties include the appointment of competent Designers and Contractors to carry out the work. If a project meets certain criteria in terms of size, complexity and man-hours a Client may need to need to appoint a competent PSDP to oversee the coordination of the design work. With specialist knowledge in this area ecoips can provide the necessary guidance to ensure design and other project related risks are addressed and mitigated. 

You may also need to appoint a competent PSCS to manage and co-ordinate health and safety matters during the construction stage. We can assist with that too!
